Fractional Ownership for beginners
If you’ve loved staying as a guest at Royal Westmoreland and are thinking of how it would feel be to become a Member and keep coming back year after year, there’s good news, because there is a way to experience it all with fractional ownership.
Fractional Ownership is the perfect stepping stone between renting and full residential purchase, but what exactly is it, and how does it work?
What is Fractional Ownership?
Fractional ownership allows you to own the time you use with the freehold title of the property held in a third party Trust on your behalf.
Each person who owns a share of the property is entitled to use it for a certain allocated period of time.
There is an Internal Exchange opportunity allowing you change your dates in a particular year and an External Exchange opportunity through Preferred Residences or you can even choose to ‘bank’ your ownership and skip a year and stay for a longer period the following year.
You might think this sounds very similar to a timeshare and while in many ways, you’d be right, there are several crucial differences.
With timeshare, you buy the right to use a property for a defined period of time, most are around 15 to 20 years, so the value depreciates and there is little or no control on the maintenance and running cost of the property. With fractional ownership, you buy a share of the property itself, in perpetuity, so you can sell it, rent it, trade it in for a full residence or pass it down to your children. Tight control on the running cost and how the property is managed means your investment is protected.
Fractional ownership has been a popular choice for holidaymakers for some years now and is a great way to physically own your own home, away from home, at a fraction of the cost.
Benefits of Fractional Ownership
So why should you choose fractional ownership? Well firstly, the fact that you actually own your share of the property is a wiser use of money when compared to renting. At the end of the rental villa holiday you have lovely photos and nothing more, at the end of a fractional ownership holiday you still own the property!
For example, here at Royal Westmoreland, if you are unable to visit you can make your investment work for you by paying for anther holiday; we’re part of the Preferred Residences Group, who offer luxury residences around the world, which you can trade your dates for, such as The K Club in Ireland and La Quinta Resort in California.
And if you find that you really love the lifestyle choice of Royal Westmoreland you can trade the fractional ownership in for full ownership at the price you originally paid or the current selling price, whichever is greater.
Finally, fractional ownership gives you a real sense of community, giving you the chance to meet new people in your own Caribbean home from home. One of the unique things about of fractional ownership is the same people come at the same time every year so golf partners and dinner parties are all part of the lifestyle experience.
