  1. Appoint a local attorney – A seller will use the services of a Barbados-registered attorney to handle the legal obligations of selling a villa, such as contracts, listing the property on the market, legal checks and handling deeds.
  2. Accept an offer – Once an agreeable offer has been made and agreed to, the seller can accept and let the attorney prepare an Agreement of Sale. The deposit, usually around 10%, will be made and held by the attorney to take the house off the market.
  3. Wait for legal checks – The attorney will do their legal due diligence to conduct title searches, check land tax records, and ensure there are no encumbrances or restrictions on the property.
  4. Provide clearance certificates – You must give current Land Tax and Water Authority certificates. These will prove your payments are up to date until the time of sale.
  5. Wait for completion and balance payment – Once all the above is cleared, the final purchase balance will be settled, and the Deed of Conveyance handed over.
  6. Pay your taxes – Once sale has completed, you must pay a Property Transfer Tax, Stamp Duty (1%) and legal fees (1.5–2% of the final sale price, plus VAT)
  7. Allow for deed registration – Your attorney will ensure all documents are sent over to the buyer’s attorney.

You’ll notice that the majority of these steps do not require direct input from the seller after initial contact has been made with their attorney. Your attorney will manage the vast majority of the paperwork for you.
