Fractional Ownership is the perfect stepping stone between renting and full residential purchase, but what exactly is it, and how does it work?

What is Fractional Ownership?

Fractional ownership allows you to own the time you use with the freehold title of the property held in a third party Trust on your behalf.

Each person who owns a share of the property is entitled to use it for a certain allocated period of time.

There is an Internal Exchange opportunity allowing you change your dates in a particular year and an External Exchange opportunity through Preferred Residences or you can even choose to ‘bank’ your ownership and skip a year and stay for a longer period the following year.

You might think this sounds very similar to a timeshare and while in many ways, you’d be right, there are several crucial differences.

With timeshare, you buy the right to use a property for a defined period of time, most are around 15 to 20 years, so the value depreciates and there is little or no control on the maintenance and running cost of the property. With fractional ownership, you buy a share of the property itself, in perpetuity, so you can sell it, rent it, trade it in for a full residence or pass it down to your children. Tight control on the running cost and how the property is managed means your investment is protected.

Fractional ownership has been a popular choice for holidaymakers for some years now and is a great way to physically own your own home, away from home, at a fraction of the cost.

There are two types of villas at Royal Westmoreland that are available for fractional ownership.

Firstly, we have the Royal Palm Villas, four-bedroom and four and a half-bathroom villas with a huge private pool, just off the 16th and 17th fairways of the golf course and right in the heart of the estate.

Featuring one king, two queen and one twin bedroom, there’s plenty of space, with patio doors from both master bedrooms opening out onto your own pool deck and looking into your private lush garden.

There’s also The Greens, a two bed, two bath option which overlooks the 12th green, one of the course’s signature holes.

There are six two bedroom villas with three centred around a communal pool and three facing the green both locations boasts excellent Southerly views of the Caribbean sea.

Both the two and four bedroom options include membership access to the golf course, tennis, fitness centre, community pools and Mullins Beach Club.
